SO WHAT’S INCLUDED IN A HOME INSPECTION?
A home inspection is a process of going through the readily accessible portions of the home to find the overall condition of the property. See the graphic provided by Spectora to give you an idea of the involved areas.
A home inspection can be stressful and no home is perfect. We find issues on every home and we would never recommend purchasing ANY home without an inspection, even if it isn’t by us.
In Massachusetts, this inspection should be performed in accordance with the MA CMR that can be found here: https://www.mass.gov/doc/266-cmr-6-standards-of-practice/download.
We provide you with a detailed report so you don’t need to take notes or remember anything from the inspection. Many clients are amazed at the detail of our reports, but we are in the best position to document everything as it is significantly less new information for your inspector than it would be to you. Photos and videos in some cases may be used as a tool to make a complicated problem more clear.
When we meet on the day of the inspection we take you through the property in person and walk you through the entire process. You will learn about the property and issues firsts hand and then this information will be reinforced with the report.
Inspections take a long time, particularly when you’re thorough. Eat prior to the inspection and keep in mind most inspections on single-family homes take three hours or more.
We inspect the home in detail, provide you with a summary of some of the more important items, and reinforce prioritization in the report. We may also suggest upgrades, document information, materials in the home, and even suggest tradespeople appropriate handle certain issues.
A home is the biggest purchase most people will ever make, and a home inspection is always recommended before buying a home. It’s important to realize the condition of your investment.
While some little quirks may be nothing to worry about, there may be more serious issues that only a professional home inspector can assess.
